  • Overview

    The Construction Monitor (CM) is responsible for managing, administrating, and facilitating the construction process of StoryPoint Senior Living Communities, which may include multiple projects in various locations.  The CM will be the single point of responsibility from pre, during and post construction.  As a CM, you will be responsible for delivering our communities with quality - on time and on budget.  The CM will be required to interrelate with all internal company personnel including management, operations, marketing, legal, etc.

     

    Required Experience for Construction Monitor:

    • 5+ years of Project Management, Construction Management, Architecture, Engineering or other related experience
    • Experience managing development projects from the ground up, preferably a mix of licensed and unlicensed senior retirement communities of over 125 units
    • High-level communication skills and the ability to work with internal and external partners
    • Ability to problem solve through construction issues and overcome obstacles
    • Experience in creating/managing/utilizing/tracking/executing the project via construction project management software such as Microsoft Project & Procore
    • Ability to travel up to 50%

    Primary Responsibilities for Construction Monitor:

    • Vet General Contractors, monitor GC bidding and review/approval of scope & cost
    • Budget cost review and monitoring, construction contract administration, schedule/timeframe review
    • Project flow responsibility
    • Administrate construction process and interface with GC and Architect for all construction related issues
    • Construction schedule monitoring/assessing/auditing for progress and overall completion to receive Temporary and Final Certificate of Occupancy. Update internal company teams on progress in weekly meetings
    • Responsible for overseeing and managing construction budgets and PCOs
    • Monitor RFIs, change order control and bulletins
    • Risk Management
    • Administrate monthly OAC meetings, payment requests and draws on-site
    • Frequent the communities while under construction to ensure conformance to the drawings and quality
    • Interface and gain systems and submittal approvals Program Management
    • Inspections and approvals – interface with operations to ensure successful inspections
    • Site and building readiness for sales center and model readiness, furniture install, FF&E install and Technology install
    • Deliver new development StoryPoint communities on time, on budget and with quality
    • Interrelate with all internal company personnel including management, operations, marketing, legal, etc. Hand-off to Operations at 90 days to opening – successfully complete all pre-opening tasks
    • Operating / maintenance instruction manuals & warranties, as-builts, documents and records
